Note: 6-8% is market rate for lease – more than one year rental.
Service end at the moment when Landlord received the first payment (deposit, first month rent) and tenants move in.
Management Fees: hourly rates $95 and $125
- Maintenance, Repair, and Remodeling
- Regular maintenance and projects less than $3000: $95 per hour
- ex. regular repair: garage door repair: coordinate with owner, contractor, and tenants
- ex. gravel yard $1980: get quotes (two, the other one is $3900 minimum depending if the contractor had another job nearby), research the job scope: measurement, photos, materials, tools/equipment, and methods, (size of pebbles and depth need to be); steps of clear grass and level the ground, layout plastic, etc. supervise the job (check if they used the right machine, check if the plastic be put down correctly), examine the job: everything is done as agreed, report to landlord, and bookkeeping.
- Big projects (more than $3000): references free of charge. $125 per hour for project manager / owner’s representative. Getting permits, quotes from 3 vendors, supervising projects, reporting to owners, and scheduling inspections, etc.
- On call: 24×7, 365 days. Tenants called me 10-11 pm during Christmas because they had big water leakage. Calls and work during regular hours $95 per hour; calls and work out of working hours $125 per hour.
- Eviction (attorney references free of charge; $125 per hour for involvement)
- Lease extension agreement: 3% of total rental income. [2 month ahead: reminder of renew lease or let it become month by month; provide a template for lease extension agreement]
